Scenario

A client had been declined by a high street lender due to the fact their income was heavily commission based and the lender wasn’t able to utilise their buy to let portfolio income towards affordability.

Our process

A large percentage of the clients I have dealt with over the last decade have had multiple sources of income so immediately we were aware of a high street lender that would not only use the clients full commission over a 3 month period (and annualise this figure) towards affordability, but this specific lender also considers 100% of rental profits (using an average of the last 2 years tax returns). In addition, the lender recommended was also one of the most cost-effective in the market.

Result

We secured an offer within 3 working days saving the client a considerable amount in interest over the initial term.
